Summer Maintenance Tips for Commercial Heating Systems

Replace the Air Filters

Air filters are essential in maintaining good indoor air quality. Large amounts of air are moved through commercial filters every day, and therefore may require replacement more often than their residential counterparts. Clogged filters have higher airflow resistance, which results in reduced output. They also increase the workload on your heating system, which can in turn increase the building’s energy consumption.

Take Steps to Improve Indoor Air Quality

Office environments have higher amounts of indoor air pollutants. In addition to particulates off-gassed from paint and plastics, foot traffic releases carpet fibers into the air, and workers track dirt and dust into the building. In addition to regularly changing the air filters, consider having indoor air quality testing conducted at least twice a year.

Test the Thermostats

You’ll need to wait until you’re switching from cooling to heating to program your thermostat; however, you can test them and make sure they’re fully operational. Schedule a building-wide thermostat test after-hours to minimize disruptions, which should only take a few minutes if you’re using a building automation system. Set the temperature so that it’s off a few degrees, check to see if the HVAC system responds, then set them back to normal. Troubleshoot unresponsive thermostats, and mark them for repairs or replacement as needed.

Clean the Drip Pans and Drain Lines

Clogged drainage lines can cause moisture to back up, increasing moisture levels in certain areas and leading to mold and mildew growth. Make sure drain lines and drip pans are emptied according to manufacturer instructions, and remove obstructions in the drain lines. Consult your HVAC technician if these components require repairs or replacement.
